"KINROSS" Holiday Cottage
Has a good sized lounge with two settees, one of which is a sofa-bed, an arm chair, TV, video player, storage heater, electric fire, coffee table, welsh dresser and lamps. The floor is covered with laminate wood flooring and has a wool rug. The lounge window looks out to unobstructed views of the country side and garden.
There is one double bedroom with lots of storage space and a TV. A hair dryer is provided in the drawer in this room. This room has a fitted carpet.
There is a smaller twin room with two single beds that can be pushed together if required. This room has a fitted carpet.
There is a shower room with sink and toilet with the floor fully tiled and is fitted with an electric towel rail. There are hand rails provided in the shower area and the shower is an electric unit.
The hall provides access to all rooms and is covered with laminate flooring.
The kitchen has a fold down table that can accommodate 6 people and is provided with a large fridge, small freezer, electric cooker, micro wave oven, toaster, electric tin opener/knife sharpener, washing machine, tumbler drier, kettle and all the expected pots, pans, utensils, etc.
There is a fire blanket and fire extinguisher in the kitchen and the hall is fitted with a smoke and CO2 detector.
Heating is provided by three electric storage heaters one in the lounge, kitchen and hall.
Hot water is provided by electricity.
There is a storage cupboard containing an airing rack, iron, ironing board, steps, sweeping brushes, mop and vacuum cleaner.
Outside there is a good sized garden area, a shed for storage, rotating washing drier, bins and drive for parking. Garden furniture is provided with a large table and six chairs and a bench seat.
HALKIRK AREA
There are many golf courses in easy reach at Thurso, Wick and Reay.
There is sea, river and loch fishing available.
The sea around this area provides good surfing.
There are two horse riding schools in the village.
The area does provide shooting opportunities.
There are great hill walking areas in Sutherland.
The area is good for birdwatching.

CONDITIONS
Key obtained from Linden House. Follow A9 to Thurso and turn left at the Halkirk/Gillock junction. After the 30 mph sign turn left by the cemetery. Kinross is to the rear of Linden House (owners property)
Rentals are from Saturday to Saturday departures by 10 am and arrivals not before 4pm (unless by special arrangement).
